Stan Kroenke Fast-Tracks Hollywood Park Expansion Ahead of 2026

A New Neighborhood Takes Shape in Inglewood

Walk around the massive 300-acre Hollywood Park site today, and you can hear the hum of construction blending with the roar of crowds from nearby SoFi Stadium. Billionaire developer Stan Kroenke is pushing his ambitious real estate project into its next major phase. The goal is simple. He wants a fully realized, vibrant mini-city ready before the world arrives for the 2026 FIFA World Cup and the 2028 Summer Olympics.

This isn’t just about football anymore. While the stadium remains the crown jewel, the surrounding master-planned neighborhood is rapidly filling in the blanks. Kroenke’s development firm is aggressively moving forward with new retail, dining, and residential expansions. They want to turn the former horse racing track into a year-round destination that thrives even when the Los Angeles Rams and Chargers are out of season.

Retail and High-Tech Entertainment Line Up

The retail portion of Hollywood Park is finally starting to look like the bustling commercial district planners promised years ago. Key openings are drawing steady foot traffic on non-game days. Among the biggest draws is Cosm. The 65,000-square-foot experiential venue uses a massive LED dome to make visitors feel like they are sitting courtside at an NBA game or standing on the pitch at a premier European soccer match.

In addition to high-tech entertainment, Cinepolis Luxury Cinemas is already operating as a major anchor. It offers upscale moviegoing experiences with plush reclining seats and in-theater dining. More lifestyle brands are on the way. JD Sports is preparing to open its doors soon. Meanwhile, Iconix Fitness is building out a state-of-the-art gym to cater to the growing local population. On the culinary front, a mix of local eateries and national concepts are signing leases, ensuring that visitors have plenty of options before and after events.

Living Next to the Action

For people who want to do more than just visit, the residential phase is expanding. The Crosby, a luxury apartment complex featuring 314 units, is already leasing to residents who want to live steps away from the stadium. These homes feature high-end finishes, co-working spaces, a fitness center, and a rooftop pool deck with clear views of the stadium’s iconic translucent canopy.

Kroenke isn’t stopping there. Future residential phases will bring thousands of additional units to the site. This will create a dense, walkable urban neighborhood in a part of Los Angeles County historically dominated by single-family homes and industrial parks. By mixing luxury housing with public green spaces, a six-acre artificial lake, and tree-lined walkways, the development aims to foster a genuine sense of community.

The Road to 2026

The timeline is tight. While the NFL season keeps the district busy from September through January, the real pressure comes from the international stage. In 2026, SoFi Stadium will host several high-profile matches for the FIFA World Cup. This massive tournament will bring hundreds of thousands of international soccer fans directly to Inglewood.

For Kroenke, having a half-finished construction site during a global broadcast is not an option. The push to complete these retail and residential phases is about maximizing immediate revenue, but it is also about presentation. The world will be watching. Hollywood Park is meant to showcase a modern, forward-looking vision of Southern California living.

There are challenges ahead. Rising construction costs and shifting economic conditions have slowed down retail rollouts across the country. Yet, the momentum in Inglewood is hard to ignore. With billions of dollars already invested, the transformation of this 300-acre site is well past the point of no return. What was once a dusty racetrack is quickly becoming the new heartbeat of sports and entertainment in Los Angeles.
